By accessing or using Zerolyst at zerolyst.com (the "Service"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, do not use the Service.

These Terms form a binding legal agreement between you and the operator of Zerolyst ("we", "us", or "our").

Zerolyst provides online tools for analyzing, browsing, comparing, and tracking residential real estate investment properties. The Service generates financial estimates — including cash flow, cap rate, DSCR, IRR, and pro formas — based on assumptions you provide and on third-party data. The Service is for informational and educational purposes only.

You must be at least 18 years of age to use the Service. By using the Service, you represent and warrant that you are 18 or older. The Service is intended for use by residents of the United States. If you access the Service from outside the United States, you do so at your own risk and are responsible for compliance with local laws.

If we discover that you are under 18, we will terminate your account and delete your data.

Property listings and related data displayed on the Service are sourced from third-party providers and may be incomplete, outdated, or inaccurate. We make no representations about the accuracy, completeness, or timeliness of any listing data, estimated rents, valuations, or market statistics. You should independently verify all data before relying on it for any decision.

• Provide accurate and complete information when creating your account and keep it up to date.
• Keep your password confidential. You are solely responsible for all activity that occurs under your account.
• Notify us immediately at info@zerolyst.com if you suspect unauthorized access to your account.
• Do not share your account credentials with any other person.

You agree not to:

• Use the Service for any unlawful purpose
• Scrape, crawl, harvest, or otherwise extract data from the Service by automated means without our prior written permission
• Attempt to gain unauthorized access to any part of the Service, its servers, databases, or infrastructure
• Interfere with or disrupt the integrity or performance of the Service
• Upload or transmit malware, viruses, or other harmful code
• Impersonate any person or entity
• Use the Service in any manner that violates the rights of any third party

The Service and its content — including software, design, text, graphics, and data compilations created by us — are the property of Zerolyst and are protected by applicable intellectual property laws. You may not copy, reproduce, modify, distribute, or create derivative works from any part of the Service without our express written permission.

You retain ownership of any property data and investment assumptions you enter into the Service.

You agree to indemnify, defend, and hold harmless Zerolyst and its operator from and against any claims, damages, losses, liabilities, costs, and expenses (including reasonable attorneys' fees) arising from: (a) your use of the Service; (b) your violation of these Terms; (c) your violation of any rights of a third party; or (d) any investment decision you make based on the Service.

We reserve the right to modify these Terms or the Service at any time. We will post the updated Terms on this page with a new "Last updated" date. Your continued use of the Service after any modification constitutes your acceptance of the updated Terms.

We may also modify, suspend, or discontinue any aspect of the Service at any time without notice or liability.

We may suspend or terminate your account and access to the Service at any time, for any reason, including violation of these Terms, with or without notice. Upon termination, your right to use the Service ceases immediately.

You may request deletion of your account at any time by emailing info@zerolyst.com.

These Terms are governed by and construed in accordance with the laws of the State of Indiana, without regard to its conflict-of-law principles. You agree that any legal action or proceeding arising from these Terms or your use of the Service shall be brought exclusively in the state or federal courts located in Indiana, and you consent to personal jurisdiction in those courts.

If any provision of these Terms is found to be invalid, illegal, or unenforceable by a court of competent jurisdiction, that provision will be modified to the minimum extent necessary to make it enforceable, and the remaining provisions will continue in full force and effect.
